Take a good look at the TLofts at 11500 Tennessee Avenue in West LA--the building is almost done. The project's 84 condos should be finished by early August and ready for move-in in October. Competing with the nearby Soho Square project and the Kanner Architects' designed Exposition for your hard-earned dollars, TLofts is currently offering six floor plans, including six work/live spaces with storefront space. The rest of the units, which range from 943 square feet to 2,050 square feet, are one- and two-story lofts with up to three bedrooms and three bathrooms; all have pretty fabulous kitchens. Buyers can tailor the open plans with added walls and doors to create a little privacy.

Besides all the usual green features, TLofts's developers are promoting the "urban lifestyle" the site provides--it is within walking distance of the soon-to-be Expo Line, two million square feet of office space, Stoner Recreation Center & Park, and all kinds of retail/restaurants opportunities. WalkScore.com, a website that rates addresses on their distance from an assortment of amenities, gave TLofts a 95, so the story holds up.

If tenants need to drive anyway, the site has 18 electric car charging stations and 210 parking spaces (plus lots of bike racks). There's also a conference room and gym in the building, a spa and barbeque in the courtyard, and a dog walk along the side of the structure. Isn't it all so modern-day Melrose Place? Developers aren't talking pricing until August, but last we heard they started in the high $500,000s.
