What It Sold For: David Hertz Saves Venice Real Estate Market?

This email that hit the InBox last night is unverified but the listing does note that the seller is looking for a back-up offer. A very wound-up reader writes: "For all those naysayers out there crying elephant tears [ed: crocodile tears?] that it’s the end of the world for Southern California real estate cry no more! The place to invest is Venice, CA. Word has it that the 2 Bdrm + 2.5 Bath 2,100 square foot David Hertz architectural that mysteriously appeared on September 8th at $3.195M went into escrow four days later and closed & recorded today for a whopping $3.2M. That’s $5,000.00 big ones over list price!..." There's a bit more in the email, but you get the idea.
