AleSmith Brewing Signs $9.7 Million Lease for Planned Miramar Expansion

San Diego-based AleSmith Brewing Co. has signed a $9.7 million lease to occupy a 105,600-square-foot industrial building in Miramar, where it plans to quintuple the size of its current craft beer-making operations in that neighborhood.

The new facility, near AleSmith’s current Miramar space, is expected to open in January 2015 at 9990 Empire St., according to building owner Westcore Properties. The craft brewer signed an 11-year lease.

AleSmith officials said the company plans to add up to 25 new positions in production, retail, sales and management in 2015, after it moves from its current 20,000-square-foot site on Cabot Drive. Production is expected to rise from 15,000 barrels this year to 25,000 in 2015.

Westcore was represented in the lease transaction by Mickey Morera, James Duncan and Jeff Brown of real estate services company Cushman & Wakefield Inc. Glenn Arnold of Cassidy Turley represented AleSmith.

The privately held Westcore, based in San Diego and led by Chairman Marc Brutten, owns a nationwide office and industrial property portfolio totaling more than 20 million square feet.

AleSmith Brewing was founded in 1995 and is currently owned by Peter Zien, who purchased the brewery in 2002. The company currently employs 27.
